FAQ

WHAT ARE YOUR OFFICE HOURS?

We are open Monday – Friday from 9am to 5pm and most Saturdays from 11am to 3pm. Our offices close on holidays. Our office is located at 729 E. Johnson Street, Madison, WI 53703.

HOW DO I APPLY?

You can find the application HERE or stop into one of our offices. Please download the PDF, complete the form, and email to info@palisadeproperty.com.

WHEN CAN I MOVE IN?

Leases are being offered for move in starting July 15, 2019 at noon.

WHEN IS RENT DUE?

Rent is due on the first day of every month. Any late payments will be assessed a 5% late charge. We make paying bills as convenient as possible, accepting the following methods:

  • Direct: Stop by our OFFICE to pay with check or money order.

  • Mail: Mail a check or money order via USPS or your mail carrier of choice.

  • Online: Quickly and securely pay rent from our RESIDENT PORTAL. We accept Visa, MasterCard and Discover cards as well as electronic checks. There is a small convenience charge for this service.

 

We do not send invoices. Rent is due on the first day of every month, regardless of the day the first lands on. If paying directly or mailing your payment, please make checks payable to "700 East LLC" and deliver to 729 E. Johnson Street, Madison, WI 53703. Please remember that we only take check or money order. Please list your unit number in the memo section to ensure proper credit to your account.

IF YOUR OFFICE IS CLOSED ON THE FIRST OF THE MONTH, HOW CAN I PAY MY RENT?

Next to our office doors at 700 East Apartments there is a rent drop box for you to deposit your rent check or money order. You may also pay online if you have Web Payment Access set up for your account. A staff member in the office will need to set this up the first time you pay online so please ask us how. You may still make a payment even if there are no pending charges on the Web Payment Portal.

IS THERE A DOUBLE OCCUPANCY FEE?

Yes. The first double occupancy bedroom in an apartment is an additional $175 per month. Any rooms after that are $100.

IS PARKING AVAILABLE?

Yes, parking is available in our underground heated garage. There is also off street parking available but residents are not eligible for street parking permits. 

HOW DO I SUBMIT A MAINTENANCE REQUEST?

For emergency maintenance requests, please call 608-442-4200 x3. For non-emergency requests, please click HERE.

HOW DO I PAY ONLINE?

To pay online you will have to stop in the office and ask for your Web Payment Access to be set up. The account is set up under one primary resident per apartment so when you log in, it may show your roommate's name, which is normal.

CAN I SET UP AUTO PAYMENT?

You can set up auto payment through the online portal.

DO I NEED A COSIGNER?

We require that all residents have a cosigner unless they make more than three times the monthly rent per month in gross monthly income. You can download our cosigner form HERE.

DO YOU PROVIDE ROOMMATE MATCHING?

We do not provide roommate matching services for this location. If you are interested in roommate matching please contact Palisade Apartments or Waterfront Apartments.  

We do allow subletting, but you will be responsible for finding your own subletter. Once you find someone they will need to fill out an application,  and prove income is three times the amount of rent in gross monthly income or get a cosigner. Based on the property they may also be subject to a criminal background history check and a landlord reference check.  The fee for subletting is $100.00

CAN I SIGN A SEMESTER OR ACADEMIC LEASE?

Unfortunately, we do now allow semester or academic leases. However, you may find a subletter for the time when you will not be living in the apartment (see above for subletting information).
